Job Summary:
The purpose of this job is to manage and coordinate the daily maintenance operations of Bedford County Public Schools maintenance technicians and to develop, implement, assign, and monitor preventative maintenance tasks through the use of a computerized maintenance management system.
Essential Duties
- Oversees daily activities of maintenance technicians.
- Implements a comprehensive computerized maintenance management system (CMMS) for the tracking of maintenance activities, including the development of preventative maintenance schedules. Develops and maintains maintenance records through the CMMS to track expenditures by building, by equipment, etc. Implements and utilizes CMMS automation features to generate recurring preventative maintenance work orders.
- Receives, reviews, and assigns work requests across a wide range of maintenance activities, including: General Maintenance, Mechanical, Electrical, and Plumbing. Monitors and distributes workload among technicians to maximize efficiencies.
- Ensures the efficient, timely, and appropriate response by maintenance technicians in the resolution of maintenance requests.
- Assists maintenance technicians in the development of solutions to complex problems.
- Manages maintenance technician leave requests to ensure appropriate staffing levels are maintained.
- Supports maintenance technicians during staffing shortages or peak workloads periods to ensure timely completion of work requests.
- Works with the Supervisor of Maintenance and/or the Maintenance & Projects Coordinator when contractors may be required in developing a solution to problems. Assists in the monitoring of work performed by contractors, as requested.
- Works with the Supervisor of Maintenance and/or the Maintenance & Projects Coordinator in identifying future capital expenditure needs.
- Monitors maintenance operational expenditures to determine and implement viable, cost effective, and appropriate cost savings solutions. Responds to reports of high utility usage to determine possible leaks, errors, etc.
- Performs routine inspections of facilities for compliance with applicable codes and policies.
- Tracks and oversees required training, certifications, and renewals of maintenance technicians.
- Develops and implements a comprehensive safety program for technicians. Holds periodic operational/safety meetings to gather concerns and to discuss policies and procedures.
- Monitors facility grounds to include tree hazards, trip hazards, and pesticide application.
- Complies with all federal laws, state statutes, board policies, administrative rules, and directives.
- Reports to severe weather and other building related emergencies that may occur outside the normal work day.
- Develops and implements strategies to facilitate the timely reopening of school facilities following inclement weather events, including coordination of snow removal tasks.
- Excellent verbal and communication skills.
- Capable of adapting swiftly and effectively in a fast-paced environment, handling multiple tasks and resolving issues under pressure.
- Performs related work as required.
Minimum Education and Experience Qualifications
Six (6) years of building maintenance, construction, or related experience. Previous maintenance leadership/supervisory experience is preferred. General experience across multiple aspects of facility maintenance, including fire safety, grounds, locksmith, carpentry, mechanical, electrical, and plumbing is preferred.
Ability to implement available technology systems to assist in increasing efficient daily operations, such as a computerized maintenance management system.
Must possess and maintain a valid state driver’s license with an acceptable driving history.
Obtain a Virginia Registered Technician Pesticide Applicator’s License within (1) year and obtain a Commercial Pesticide Applicator’s License within (2) years.
Physical Demands
Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching. Must be able to lift up to 50 pounds at a time.
Must be on-call to address delays, emergencies, bad weather, and other issues at schools.
